This image shows the two areas to be developed. Even though this is very similar to the area considered, and rejected as unsuitable, that you can see in the Map of SHLAA sites: Gamston and Bassingfield produced by Rushcliffe Borough Council.
The planning briefing document submitted to Rushcliffe Borough Council that suggests these areas includes a description of what development will take place.
You can clearly see two areas identified for development as well as the planned A52 realignment.

Area 1 is on the Trent floodplain. The Environment Agency will oppose this development as it contravenes current guidelines regarding developments on floodplains Planning Policy Statement 25 Development & Flood Risk.
The proposed locations are designated greenbelt and as such contravenes current planning guidelines Planning Policy Guidance 2 Green Belt.
Road access to this proposed development is totally inadequate to support the amount of traffic this project would generate. The A52 to Grantham is a single carriageway after 2 miles and suffers long delays on a regular basis. The A6011 Radcliffe Road from Trent Bridge is a single carriageway road which again suffers from extreme congestion and delays most days.
Parking around the development in Area 1 would without question be a nightmare for both residents and car users alike. Clearly, the area cannot sustain parking on the scale required by a new Stadium. Car users will try and use the heavily populated Gamston estate causing friction, safety issues and major inconvenience to residents.
