Aligned Core Strategies Option for Consultation - appendix 4

This document details that the LDF committee are going to put forward Gamston/Bassingfield as an option for development of 4,200 homes.

The first public stage in preparing this strategy was the Issues and Options Consultation, which took place in the summer of 2009. The Issues and Options Consultation has helped to shape this Aligned Core Strategies Option for Consultation document, which sets out how the councils think Greater Nottingham should devlelp over the period to 2026. Your views are now sought on this document.

First Formal Planning Briefing

We've been waiting for some formal planning documentation since the development was announced at the beginning of September 2009. Finally, at the end of October 2009, this document was made available.

This planning document was submitted to Rushcliffe Borough Council and was produced by Holmes Antill (Town Planning Consultants) and Walker Engineering (Engineering Consultants). There is no mention of the World Cup bid.

Rushcliffe Local Development Framework

The Rushcliffe Local Development Framework is effectively a 'portfolio' of Local Development Documents which collectively deliver the spatial planning strategy for our area. The Local Development Documents which set out planning policy for our Rushcliffe area include the Core Strategy Document.

Aligned Core Strategy Greater Nottingham Issues and Options June 2009

Nottingham Core Housing Market Area Strategic Land Availability Assessment (SHLAA)

The Rushcliffe Borough Council website has a download of the final SHLAA assessment for 2008 which was published on 30 March 2009 . From this page go to the section titled 'Final SHLAA Assessment 2008' and 'The Land at Gamston' is Site Reference 351 and Site Ref: 70.

This study considered the area now being discussed for development as unsuitable for development.

Tribal Urban Solutions Report

The Nottinghamshire County Council website has a download of this report available under: Sub Regional and Local Planning. It is titled: Appraisal of Sustainable Urban Extensions in Greater Nottingham Final Report 27 June 2008.

The report was commissioned by all the local councils in the Greater Nottingham area and carried out by Tribal Urban Solution independent planning consultants. The consultants looked at the whole Greater Nottingham area and have identified a number of possible locations for housing development, setting out the pros and cons of each site. The study recommends that some areas are ruled out for reasons such as environmental sensitivity, heritage, risk of flooding and transport and congestion. The report recommends that area East of Gamston (refer to site E1) is judged to be unsuitable for development.
